Condominium living usually falls under the category of “Deed Restricted Living,” meaning living in a community with rules and regulations pertaining to the use of land and the look of the neighborhood.
Windsor Place is a deed restricted community. The Windsor Place rules were set in place by the developers at the time of construction, and then modified and maintained by the Condominium Association once the developer had turned over the development to the Association.
In general, the rules restrict the use of the common areas of the property and mandate other regulations thought to enhance and/or maintain the community; for example, there are, among other things, parking and vehicle restrictions, noise and nuisance regulations, pool rules, grilling regulations and pet restrictions. Our deed restricted community has rules (the Berkshire Lakes Master Association Rules and Regulations), and within the Berkshire Lakes community, each condominium association has its own rules and regulations (for us, the Rules and Regulations of Windsor Place). As a result, it is important for you to understand both sets of rules if you live here.

In addition to maintaining those common assets, the Associations handle lawn care, irrigation, building maintenance, building roofs and cable TV.
